CONFIRMED MARKETPLACE EVIDENCE — Nigeria Property Centre’s Q3 2026 report, updated on 14 September, analyses advertised asking prices rather than completed transaction prices. In the 28 days to 11 September, its rental inventory received 117.3 enquiries per 100 listings, while only 37.9% of published rental listings received at least one enquiry. The figures describe activity on one marketplace and should not be treated as a complete census of Nigerian rental demand.

CONFIRMED PRICING SIGNAL — The report separates listings priced at or up to 10% above the median for comparable properties in their area from listings asking more than 10% above that benchmark. The first group recorded 146.5 enquiries per 100 rental listings; the visibly higher-priced group recorded 68.6. That is a demand signal, not proof that the local median is the correct rent for every individual property.

BLUEGATE ANALYSIS — A premium property can justify a premium only when the difference is visible and provable. Superior power reliability, professional facilities management, stronger security, better parking, recent finishing, privacy, views, service quality or flexible tenancy terms may support a higher price. A prestigious address or the owner’s preferred return, standing alone, does not establish market value.

THE COMPARABLE SET — Before accepting a rental mandate, compare the same neighbourhood, property type, bedroom count, furnishing status and service level. Remove duplicates, stale adverts and obvious placeholder prices. Record the evidence date because asking prices and availability change. Where meaningful differences remain, explain each adjustment rather than presenting one unqualified average.

THE 14-DAY ENQUIRY TEST — Launch with a written pricing rationale and monitor qualified enquiries, viewing requests, objections and competing properties for the first 14 days. Strong traffic but weak viewing conversion may indicate presentation or trust problems. Little qualified traffic may indicate price-position mismatch. Repeated price objections supported by genuine comparables should trigger a documented owner review.

VERIFICATION BEFORE DISCOUNTING — A price reduction cannot repair an unverified listing. BlueGate should first confirm the owner or authorised principal, current mandate, exact unit, present availability, full entry costs and permitted payment beneficiary. Only then should price, media quality and campaign reach be adjusted. This prevents a low headline price from becoming bait for an incomplete or unsafe transaction.

BLUEGATE POSITION — BlueGate’s verified rental portfolio should combine evidence-based pricing with an explicit premium-value dossier. Every mandate should show the comparable range, defensible value differences, total occupancy cost, verification status and enquiry performance. The objective is not to make luxury cheap; it is to make the premium credible, searchable and easier for a qualified client to approve.
