CONFIRMED LEGAL FOUNDATION — The Lagos State Tenancy Law requires a landlord who receives rent to issue a rent-payment receipt. The prescribed record identifies the payment date, landlord and tenant, premises, tenancy period and amount paid. A bank alert may prove that money moved, but it does not replace a complete tenancy record explaining what the payment secured.

CONFIRMED CHARGE RECORD — Where a landlord or agent requires a security deposit, payment for services or facilities, or service charges for premises with common areas, the Law provides for a separate receipt and a written account at least every six months showing how those monies were disbursed. It also assigns professional fees to the party that engaged the professional.

BLUEGATE ANALYSIS — The phrase ‘total package’ hides important differences. Rent purchases the right to occupy for an agreed period; agency and legal charges compensate stated services; a caution deposit is usually held against defined liabilities; and service charge funds building operations. Combining them into one unexplained figure makes comparison difficult and increases disputes over refunds, responsibility and future increases.

THE PRE-PAYMENT SCHEDULE — Before commitment, request one written schedule listing every charge, amount, recipient, purpose, period covered, due date and whether it is refundable. The total on that schedule should reconcile with the offer letter, tenancy agreement, invoice, receiving account and eventual receipts. Any unexplained difference should be resolved before payment—not after possession.

CAUTION-FEE CONTROL — Record the property’s condition at handover with dated photographs, a signed inventory and meter readings. The tenancy terms should state what the deposit may cover, who holds it, how deductions will be evidenced and when the balance will be returned. A caution payment without written refund rules is not a meaningful protection for either party.

SERVICE-CHARGE CONTROL — Ask for the service period and itemised scope: security, cleaning, waste, water, common-area electricity, generator operation, lifts, landscaping and maintenance may be treated differently across buildings. Establish the billing and reconciliation method, increase mechanism, outstanding liabilities and which utilities remain separately payable by the tenant.

BLUEGATE POSITION — BlueGate should present every verified rental with a standard cost sheet showing headline rent, all entry charges, recurring operating costs, payment beneficiaries and unresolved conditions. This protects tenants from surprise costs, helps landlords communicate professionally and allows premium properties to compete on transparent value rather than an attractive rent figure alone.
